What is Asbestos Inspection/Air Testing?

Every time you take a breath, invisible asbestos fibers may be entering your body. They slowly lodge their microscopic hooks into the tissue of your lungs, and they never leave.

It was once seen to be a miraculous product for insulation in home construction, widely used throughout the mid-1900s. Its health implications have now been well documented. It is still commonly found in a number of homes throughout the World. The danger is when it breaks down and comes apart. The issue is you never really know when that breakdown is occurring because it is on a microscopic level. An asbestos air test will tell you if asbestos fibers are in the air you breathe.

What is Asbestos?

Asbestos is a fibrous silicate mineral that is heat-resistant and commonly found in ceiling tiles, floor tiles, insulation, cement siding, and many other building materials. Although some uses of it are banned in the US, many other uses continue to be legal. Not only that, in many countries, it is not banned at all.

Asbestos is not harmless as long as it remains inside the materials it’s used in. However, when those materials crumble due to age or are disturbed in the course of renovations or demolition, the fibers can enter the air and become a serious health hazard.

When breathed in, its fibers lodge themselves in the lungs. Prolonged and excessive exposure to its fibers can lead to fibrotic lung disease. Even low-level exposures can cause lung cancer and mesothelioma–all deadly diseases that kill thousands annually.

Asbestos Home Inspection

Do I need an Inspection?

Asbestos testing, also called an asbestos survey, can help ensure that you and your family remain safe from this silent killer.

The US EPA requires that a survey be conducted prior to demolition or renovation to determine whether it is present in materials that will be disturbed. We also recommend both an asbestos inspection and air testing in older buildings where materials may have become damaged due to age, as well as after any material removal or repair, to ensure no asbestos fibers have entered the air.

How do I Know my Air Test is Accurate?

IAC2 LogoWe complete what is known as a TEM test. These types of tests are more accurate due to the capability of detecting microscopic fibers. When we develop a report, we want it to be as accurate as possible. During testing, we collect a sample of the air through a pump that we can send to a lab for quick analysis. In the instance, there are fibers present, we will report the recommendations to mitigate. Occasionally we also see materials that may be the source of asbestos fibers. When that happens, we may also take a sample and have it tested as well. The objective is we know as much about the asbestos in the home as possible, so you know how to best mitigate it.
