Not all Home Inspectors are the Same

It may sound cliché, but its true. Not all home inspectors are the same. Most people understand that subconsciously, but when it comes to choose an inspector they often just look at price. That is a big mistake, and can cost you a lot of money and heartache in the long run. Price is an important factor don’t get me wrong, but don’t fail to consider the value of each inspectors abilities.

Time Doesn’t Equal Thorough

In addition to price consider length of the inspection. Some inspectors when conduct a 30 min inspection. There is simply no way to check everything required in 30 minutes, so they simply exclude themselves from the liability in the agreement. Other inspectors can take 4 or more hours conducting an inspection. They consider this to be a selling point because longer means more thorough right? Not Necessarily.

Pricing a Home Inspection

If you have priced a home inspection lately you may have noticed a few different ranges, and not all home inspectors are the same. They have different models but they basically break down to this. Cheap home inspections typically equal inexperienced inspectors. They need the money and plan on buying your patronage by offering cheap services. This checks the box for inspection, but it often leads you with much higher expenses down the road, so you should be careful with these services.

The second home inspector pricing is the industry expert. They price their prices high because “they are that good”. So they consider their selling point to be spend more get more. They will do a better job that the cheap inspector, but at some point you are just spending more to spend more. You don’t need to spend an arm and a leg to get a quality inspection.

The rest will fall somewhere in the middle of these. This would be the sweet spot and where you should focus your efforts. These inspectors compete based on their abilities and experience. That is where we fall into the list as well. When choosing pricing we considered higher pricing. Based on the fact that we are one of a few Certified Master Inspectors in Washington State, we have the experience and have invested into the training to be one of the best.

But we didn’t invest into ourselves to charge more, we want to be the best for our clients. In order to do that we need the knowledge, experience, and care about their needs. Many of those needs are to be affordable. So we work to maintain our pricing in the middle range, which is fair and comparable to other inspectors in the area. You need an inspector who not only has experience, but has the right kind of experience. It takes more than just working in construction to become a great home inspector. As much of the construction is done behind the walls. You need the experience to see signs of of what is going on behind the walls. There is more to being a great inspector than spending decades in the industry. You need an inspector who consistently trains and stays up to date on the latest in home inspection industry. Homes building practices and requirements have changed over the years. So its important to have an inspector who changes with the times. Older inspectors often fail to tell customers is that they haven’t kept up on the practices that changes.
