Home Inspection FAQ

Do I need a Home Inspection?

Whether you are purchasing, selling, or living in a home, you want the best overall assessment of the homes condition. A home inspector will be able to provide a quality overall health assessment of the home and help protect you from some expensive fixes, or ways to extend the life of systems of your home.

When it’s time to make the repairs or a request this gives you the control of when and how to fix them. In addition, if the home is under warranty, you can make the determination of what things can be covered before your warranty runs out, If you are in a real estate transaction you can also protect yourself by having the knowledge of what your options are.

I’m a Seller, Can I Just Let The Buyers Inspector Find The Issues?

Of course this is an option, but for a seller a “move-in pre-listing inspection” provides a lot of benefits. First, if your inspector finds an issue you can choose how you want to repair it. In contrast, if a buyer inspector finds an issue the buyer gets to make those choices for you.

In addition, it can take money off of the sale price, or keep the sale from going through at all. When you utilize our pre-listing inspection you are showing the buyer that you have taken the time to have the home inspected by a certified home inspector, which gives them the option to forgo an inspection making the sale a much smoother transaction.

Should I go With the Inspector my Agent Recommends?

It may seem smart and convenient to use the home inspector your agent recommends, and often it is, but occasionally it is a good idea to consider choosing your own. For example, if you’ve noticed some less than scrupulous behavior from your agent throughout your house-hunting process, or have a nagging feeling they don’t have your best interest at heart, perhaps its a good time to get an unbiased home inspector.

What Does a Thorough Home Inspection Include?

Our Inspectors follow the standards of practice from the State of Ohio which ensure a thorough assessment of the home. Protecting you from expensive repairs surprises in the future. An inspection takes at least 2 hours to complete properly, during which time they will be on the roof, under the home structure, they will check plumbing, electrical systems, appliances, heating and A/C, in the attic and around the grounds.

Do I Need a Sewer Scope?

You don’t see it, but changes are continually happening below the surface. Sewer pipes deteriorate and are under constant attack from debris, water, trees, and surface pressure. Regardless of the age of the home, damage can occur, and eventually they WILL fail.

Drainage issues can cause sewage to back up into the home leading to imminent costly repairs, if not addressed. A sewer scope inspectioncan tell you the sewage system’s condition and protect you from expensive repairs that can run $2,500 to $25,000 or more!

Homeowners are responsible for the sewer lines that run from their homes to the street. Knowing the condition of the sewer lines can be a helpful tool when negotiating the purchase of your home. A sewer system simply must be working. Having a sewer scope with your home inspection will save you money in the long run.

Do you inspect for Pests?

We have been trained to identify them, so if we see it we will call it out on the report; however we are not pest control technicians, so we’re not licensed to call the pests out by their specific names. So we will report as pest debris, or damage.

What Does Air Duct Cleaning With Home Resource Solutions Cost?

Cleaning air ducts properly requires highly trained technicians, expensive equipment, and multiple hours. So, anyone who is offering to clean them for only $99, isn’t going to get the job done. This will always cost you more in the long run. With that said we strive to make it thorough and affordable. Typical costs average is $25/vent.

When Do I Get My Air Ducts Cleaned?

There are multiple reasons to have your air ducts cleaned. Remember, air is constantly moved from one room to the other throughout your home. To maintain a healthy environment for your family you should have them cleaned every 3 years or so.

How Long Will It Take?

Our technicians work to complete the job properly. The length of time it takes depends on the size and condition of the home, but most take 3-4 hours to do a thorough job.

Will My Home Get Dusty?

When we clean your air ducts we are collecting the dust that is in your ductwork. we seal off all ducts and blow all the dust and debris to an EPA certified HEPA vacuum. this prevents dust from going anywhere else.

It depends on your home, how you use it, your environment, etc., but most recommend about every 3-5 years to be a good time period to ensure they remain clean.

Do You Clean Air Ducts in Townhomes or Apartments?

Absolutely! We do clean townhomes, and apartments, however, some of these have to be coordinated with the owner of the property and other tenants. This is because we may be working across multiple units.
If your heating system is independent of other units and/or you own the unit, it shouldn’t be an issue with a cleaning. If a landlord is on the property a written authorization might possibly be required, but usually isn’t an issue

Do You Clean Ducts for Pet/Animal Urine?

If there is pet or animal urine in the ducts, we can apply an enzyme based sanitation to the area. this helps kill the odor causing bacteria that pet urine creates.
